Well-intentioned, but very poorly executed. Out of bounds on nearly every hole. Fescue that is out of control (you can't find the ball and if you do, you can't typically advance it). Boring green complexes. On one hole, the ideal angle to the green was the trees on the right! I would rate it lower if the conditioning wasn't part of the rating.
